Most resale property here is negotiated in US dollars, but the notary records the price in pesos at the rate on the day funds convert. That peso figure becomes your cost basis for capital gains when you sell.

Closings usually take 30 to 60 days. A stronger peso in that window raises your peso cost basis, which lowers a future capital gains bill; a weaker peso does the reverse.

Are Mexico real estate prices in pesos or dollars?

In Puerto Vallarta and Riviera Nayarit most resale condos and homes are listed and negotiated in US dollars, while some land and local-market homes are listed in pesos. Either way, the deed at the notary records the price in pesos at the exchange rate on the day of closing.

Which exchange rate applies when I close?

The rate used is the one on the day funds are converted, which is usually a few days before closing when your money arrives in Mexico or in the notary's escrow account. A move of one peso against the dollar between contract and closing changes a 300,000 dollar purchase by roughly 15,000 to 20,000 pesos on the deed value, which matters for future capital gains.
