Our Data Sources
All market intelligence on MexicoLife.com is derived from the AMPI Vallarta/Nayarit Multiple Listing Service (MLS), the official property database used by licensed real estate professionals in the Banderas Bay region. This includes Puerto Vallarta, Nuevo Vallarta, Bucerias, Sayulita, Punta de Mita, La Cruz de Huanacaxtle, and surrounding areas.
Mexico Life Realty has maintained a direct MLS data feed since 2007. Our systems process listing data daily to ensure pricing, availability, and market statistics reflect current conditions.
How We Calculate Pricing
Pricing tables on development pages display data from currently active MLS listings only. We do not use historical asking prices or cached data. When a listing is sold, withdrawn, or expires, it is removed from the pricing table within 24 hours.
- Price ranges are the minimum and maximum asking prices across active listings, grouped by bedroom count
- Median price per square meter is calculated from all active listings for that development
- Sold prices reflect closed transactions recorded in the MLS within the trailing 12-month window
How We Calculate HOA Fees
HOA (Homeowners Association) fee estimates use a per-square-meter rate derived from listings where agents report monthly dues. Our process:
- Collect reported HOA amounts from active and recently sold listings (trailing 12-month window, with a 24-month fallback when data is limited)
- Trim statistical outliers — for developments with 10+ data points, the highest 2 and lowest 2 values are excluded
- Calculate the per-square-meter rate in MXN, then convert to USD using the current exchange rate
- Apply the per-sqm rate to each unit’s constructed area to produce the estimated monthly fee
HOA fees are estimates. Actual fees vary by unit, tower, and HOA board decisions. Always verify current fees with your agent or the HOA directly before submitting an offer.
How We Verify Amenities
Development amenities are listed only when reported in 50% or more of active listings for that building. This threshold prevents isolated or outdated claims from appearing as confirmed features. If 4 out of 8 agents mention a pool, we list it. If 1 out of 8 mentions a spa, we don’t.
Notable Features from Listings
Some development pages include a “Notable Features” section highlighting details extracted from MLS listing descriptions. These are marketing claims made by individual listing agents — not verified facts from Mexico Life Realty. We aggregate them to surface patterns (such as “120 meters of beachfront” mentioned in 43 out of 138 listings) while clearly attributing the source.
Market Activity Statistics
- Active count: Listings with “Active” status in the MLS right now
- Pending count: Listings under contract but not yet closed
- Sold count: Closed transactions within the trailing 12-month window
- Expired/Withdrawn: Listings that did not sell within the same window
- Days on Market: Average number of days active listings have been on the MLS
Exchange Rates
USD equivalents are calculated using the current MXN/USD exchange rate at the time of page generation. Exchange rates fluctuate daily. All MXN amounts are the primary figures; USD is provided as an approximate reference.
Data Freshness
Development pages are refreshed daily. The “Last Updated” date at the top of each page reflects when the data was last recalculated. If a listing changes status (new, sold, price change), the affected development page updates within 24 hours.
